About One-North Eden
One-north Eden is located strategically at the junction of one-north gateway and Slim Barracks Rise, beside One-north Residences which is about 450 meters or 6 minutes walk to Buona Vista MRT.
The site is 5778.7 sqm with a plot ratio of 2.68 which has a maximum floor area of 14,447 sqm or 155,507.51 sqft and could potentially yield 165 residential units and the site is zoned as a residential with commercial on the first storey.
One-north Eden's plot of land was purchase in the government land sales (GLS) tender that closed on 5 September 2019. TID Residential, a joint venture between Hong Leong Holdings and Mitsui Fudosan Co, emerged the highest bidder at $155.7m which translates to a land cost of $1,001 per square foot per plot ratio (psf ppr) after outbidding other 8 other bids. The second highest bidder came from Peak Vista Pte Ltd at $153. 6m with Laguna Garden Limited and UED Alpha Pte Ltd coming in third and fourth place respectively after submitting bids of $151.8m and $150.2m.
The land on which one-north district was to be developed as a science park was first bought up during the 1991 Concept Plan and was initially named as Buona Vista Science Hub (BVSH). With its concept crystallised by the end of 2001, BVSH which was subsequently renamed as one-north as a reference to Singapore's geographic location of one-degree north of the equator and JTC was appointed as the lead agency for the construction of the physical space necessary for the growth. One-north was conceptualised as a vibrant research and business park that incorporates work-live-play-learn which serves as a fertile ground for business growth together with collaboration and innovation.
To achieve the work-live-play-learn environment, affordable housing was put forth to Housing & Development Board (HDB). However, due to the existing policy of HDB, it was hard to change its policy for a single precinct like one-north. Hence JTC approached the private sectors which led to the completion of one-north Residences in 2009. However, property prices surge tremendously in the late-2000s and resulted in prices of the newly built one-north Residences to shot up, rendering the idea of affordable housing by private developers untenable. When the second private housing, The Rochester, was launched in 2011, the housing prices continued to remain high. This caused JTC to halt all private tenders until the pricing mechanism could be sorted out. Thus, it held back releasing more land for residential developments.
It was only in 2019 when land in one-north precinct was released for sale which is now being developed into One-north Eden.

Within one-north district, there is also a One-north Rider and RushOwl shuttle bus service that is available during the morning and evening rush hour as well as during lunch hour.
Residents who drive will also find the convenience of staying in One-north Eden as it is well connected to major roads and highways like North Buona Vista Road, Commonwealth Avenue West and Ayer Rajar Expressway (AYE) that connects to Orchard Road, Central Business District (CBD), Alexandar Business Park as well as Jurong Lake District and International Business Park within minutes of travelling time.

The Towers Façade
showcase reflective diamond perforated screens that take inspiration from the constant changing illuminations of Singapore’s cityscape.
